Plans for Mill Hill, Barnet get approval

Some time ago, there were plans to refurbish an old site in North West London. The goal of the plan was to supply new housing, including affordable homes. Initially, Barnet council chose to reject the proposal. However, they have recently given it the go ahead.

Sadiq Khan chose to call in the application for Pentavia Retail Park in Mill Hill. Planning committee members for Barnet Council made the initial decision to deny approval. They felt that the project was an over development for the site. Additionally, they didn’t think it could provide enough affordable housing. The developer has made some changes to the plans and with support from the Mayor of London, they now have the green light.

Differences between the two applications

In the original application the work would create 724 homes. Around 35% were going to be affordable. Thanks to the Mayor’s intervention, the total number has gone up to 844. Moreover, the amount of affordable housing is 41% this time around. This includes homes at London Living Rent and social rent levels.

House building

Between 2012 and 2017, Barnet only supplied 1,645 affordable homes and 7,670 standard ones. This was far below the targets that the London Plan set out. For those who don’t know, this is the capital’s planning bible so it was disappointing the council did not achieve their goal.

Incredibly, from 2014 to 2017, a mere 9% of those homes in Barnet that got planning permission were affordable. As a result new projects are under more scrutiny so they can boost this number. The changes to the Mill Hill plan mean there will be more affordable homes in this one scheme than across all of Barnet in the 2017/2018 year.
