At the start of March 2018 NHS Property sold the former St George’s Hospital site in Hornchurch, Havering for £40million. The land covers an impressive 11.7 hectares and already has planning permission in place for 290 new homes. House builder Bellway completed the purchase and is proposing building up to 279 homes. A 1.6 hectare piece of the site has been retained by the NHS and could become a new health centre.
A huge sale
The former hospital was deemed surplus to requirements in 2012 and has stood empty since. The sale is the largest receipt for a single site in NHS Property history. Not only has it generated millions of pounds, it will bring a Brownfield site back into use and lead to the creation of new homes.
Hornchurch housing demand
Havering is a London Borough that is enjoying a healthy rise in demand. It is suburban, located close to the eastern edge of the city. As a result it enjoys quite dramatic savings on house prices in comparison to central areas.
There are a number of areas within the Borough where high demand is creating problems due to lower housing supply. Hornchurch is one of these locations. It is a short distance away from the popular Romford but offers benefits such as more open space. Regeneration in local areas is helping to drive demand.
