The Borough of Kensington and Chelsea is home to a large number of very expensive properties. The area is renowned for this, and the prestige that several of the postcodes offer. Surprisingly there are some areas that do provide impressive value for money, especially in comparison to their expensive neighbours.
The most affordable area in the Borough is North Kensington. It is slightly further away from attractions including Hyde Park and Mayfair. This is reflected in the price of properties, with the average standing at £722,000 in September. Compared to other areas in the Borough this can translate to huge savings.
North Kensington could enjoy big growth in house prices in the future though, particularly if current plans to build a new station in the area come to fruition. The idea is to create a station at Portobello road to offer connections to the new Crossrail line. This would give residents faster connections to Central London.
A site at the Kensal Gasworks has been earmarked. This could become home to the new station as well as additional housing for residents. The size of the site would allow up to 4,500 new homes to be built. These developments could help to fund the huge price of a station, a bill that Transport for London will not foot.
Any station built in North Kensington would add a great deal to property prices in the area. Work on it would not be completed for a number of years though, beyond even the completion of the Elizabeth line (the new name for Crossrail) in 2019.
