Football stadia developments creating new homes

It is becoming more common to see football stadia developments featuring new housing. According to Homes & Property, five clubs in the capital will create 3,600 homes. Projects include redeveloping existing stadiums as well as creating new ones.

AFC Wimbledon

One of the latest is the development of a stadium for League One’s AFC Wimbledon. The club will be returning to Merton, taking over the current Wimbledon Greyhound Stadium site. As a result, a 10,000 seat stadium will be complete by 2020.

In total there will be 604 new homes on the site. Of these, 400 are for private sale. The remaining 204 will be affordable, available on a shared ownership basis. As a result 30% of the total homes will be affordable. The hope is first time buyers and local families will want to purchase the properties. Some fans of the club could also show interest.

Other Clubs

The other four clubs have quite interesting projects in the pipeline. West Ham is redeveloping the Boleyn Ground into Upton Gardens, creating 842 new homes. There will be some impressive communal facilities including a garden and also underground car park/bike storage.

Tottenham Hotspur is investing £430million in a new 56,000 plus seat stadium. An impressive 585 flats will be created on the site. In addition a new college with a speciality in sports science will be built.

Brentford FC is creating more homes than any other club. There will be 910 homes alongside the new 17,250 seat stadium. In total there will be ten residential buildings.

Arsenal’s Emirates Stadium was complete in 2006. The relocation left Highbury empty. Redevelopment began after the club made the move to its new home, consequently turning the stadium into Highbury Gardens and creating 650 flats. The pitch became a communal garden. This project was one of the very first stadium-residential redevelopments.
