A new tower

This comes two years following Southwark Council’s rejection of the original proposal. They chose to reject an application for an office tower back in 2020. According to them, the 87m building would have excessive massing, scale, and height. However, the Greater London Authority called in the planning application.

In response to the rejection, CIT Group Partners and Kohn Pedersen Associates (KPF) chose to redesign the tower. It shall now be a major life sciences-led mixed use development. The building will feature medical space, which will be part of the materialising Guy’s and St Thomas’ medical and research hub in this area. Their new scheme will permit flexible development, research, and medical uses.

There is going to be bigger floor-to-floor heights too, with a more rigid structure in place. It will be there to manage space and vibrations for systems to support healthcare applications. The height of the tower has gone up to 97m as well.

The redesign

KPF said that the redesigned tower came with a distinctive stepped profile. It rose to 20 storeys and includes a multitude of carefully gathered volumes. Said volumes respond to the sensitivities of the immediate context.

This tower will come with active frontages too, with shop space and an urban garden functioning as the base. A building at 9 Fenning Street shall remain too. The original plan was to demolish it but the new proposal will convert it into a community and retail space.
