Construction projects can stall for various reasons. Unfortunately, it’s become a big problem in London. Work on dozens of sites is currently paused, leaving thousands of potential homes in limbo. Ealing Council has a problem with six sites, but is currently working on finding a solution. Let’s have a closer look at the issues and potential solutions here. Then, if you want professional services like guaranteed rent and estate management in Ealing, you can trust us.
Contractors collapse
Ealing Council chose Henry Construction Projects Ltd and 4 Square Services Ltd to develop plots in various parts of the borough. Collectively the projects would have delivered 230 new homes. Critically, 174 were for London Affordable Rent and 34 shared ownership, with the final 22 for market sale.
Work on several sites got underway, including demolition of a library and children’s centre in Wood End and partial construction at Dean Gardens. However, all six sites stalled in summer 2023 with Henry Construction and 4 Square both entering administration. Incredibly, all the sites have been in limbo since then.
What next?
After three years of no progress, Ealing Council is exploring options for what to do with the six sites. They are considering whether it is viable to continue developing them and keeping control or selling to third party developers. There are a couple of key things to consider here. Firstly, are the part built structures still viable? Sadly, technical reviews suggest they aren’t on five sites. Only Southall Market Car Park seems to be able to continue. Other sites, particular Dean Gardens, likely need clearing and starting from scratch because they have been sitting for over three years.
Secondly, Ealing Council need to decide what is best for the projects. Construction costs are higher now, so it will likely require additional funding to deliver the housing themselves. Selling the sites to third parties could be better in terms of costs and risks, but it means they lose control of the housing and future income from it.
It will be interesting to see what happens here. The ultimate goal is to unlock the sites and actually deliver on the promise of new housing. The sites could be marketed in the near future to gauge interest and invite offers before March 2027. However, it could take until next September for a final decision on how to proceed.
Need help with estate management in Ealing?
The issue with the six sites in Ealing is a prime example of how difficult it is to build in London at the moment. Projects can easily stall and companies can go out of business. Ealing Council has also faced a lot of criticism here, including questions about governance and due diligence. They responded by saying they have learned a lesson and made changes to improve oversight.
Luckily, while there are problems, Ealing is still one of the most popular parts of London. It’s the ideal location for many people, especially those looking for a suburban area with great transport links and lovely green space. This is good news for investors.
