If you consider the most important things people look for when they decide where to live, transport links are often quite high up the list. That is definitely the case in London. People are generally willing to pay a premium to be close to essential services. So, it’s great news that plans for the West London Orbital have taken a step forward. Let’s have a closer look here, exploring the impact. Then, if it encourages you to invest, you can speak to us about block management in Brent, guaranteed rent, and other great services.
The plan
There have been plans in the works to improve connectivity in Outer London for decades. In fact, several proposals have been examined, including new orbital train and Tube lines. Interestingly, the idea of a West London Orbital route dates back to 2017. A study at the time said there was a “strong business case” for a new route. In 2019, a Transport for London study was also very positive about the benefits.
The plans took a first step in March 2026 with a £6.65m funding deal. It provided finances so TfL, four London boroughs, and the OPDC (the development corporation responsible for the Old Oak Common and Park Royal regeneration), could look at planning, station design, and other key details.
What could happen?
The idea is to make use of old freight lines, creating a new 18.5km Overground route from Hendon to Hounslow. It would serve 10 stations, six current and four new ones to be built (including Neasden and Harlesden). There would also be the chance for future expansion to West Hampstead. This could have a massive impact on West London and beyond. Speak to us about investing and services like guaranteed rent and block management in Brent.
If the West London Orbital does come to fruition, it could be fantastic for this part of London. It is forecast to create 11,500 jobs. In addition, it would support more than 25,000 new homes and regeneration projects. It could replace thousands of car journeys too, giving people access to quicker public transport. Ultimately, it could improve quality of life for locals.
What next?
This project took another positive step forward with TfL opening the first public consultation on 23rd September. It will be open until 18th November. It is a key chance for stakeholders to provide info and feedback, including how they currently travel in West and North London, how new services could benefit them, and potential issues or areas of concern.
It will be interesting to see the input from local people, businesses, and communities. It will then lead to further refinement of the plans and additional consultations. After that it will be a case of securing funding and getting approvals. All being well, the forecast is services could begin in the middle of the 2030s.
