When people think of investing in a home in London, they often think about the most popular hotspots. This can include prime locations or places like Shoreditch, Clapham and Hackney that are cool areas. However, there are plenty of other locations to look at too. It all comes down to what you have in mind for the property. Finefair Ltd would be happy to help. We have experience working in boroughs all across the city. As a result, we can look for the opportunities for property investment Redbridge has to offer or any other location.
Last year was a really good one for the property market in the UK as a whole. Most areas saw an increase in demand and rising prices. Sadly, London was a little behind in this regard due to the covid pandemic and a change in buyer criteria. But, there were still positive signs. Experts are predicting that 2022 will be the year that the capital returns to the forefront.
There are already early signs that this will be the case. According to Halifax data, the rate of house price growth was up between December 2021 and January 2022. It is a very good sign, especially at a time when the market is generally cooler.
A strong 2021
While expert predictions are for growth later this year, several Boroughs got a head start in 2021. Transaction levels in many areas had impressive growth here. The headline grabber was Redbridge with a healthy 17% jump over 2020 levels.
Several other areas had double digit increases in transactions over those 12 months too. This includes Havering and Enfield (both on 13.9%), Merton (13.7%), and Kingston upon Thames (12.8%).
A different trend
What is really interesting about this is the growth in transactions in 2021 was not what we typically see for London. Usually activity returns to Central Boroughs first and then spreads outwards. However, this time the most interest was in peripheral locations. In 2022 this may then move inwards as life returns to the centre of the city.
Where to look in Redbridge?
If you are thinking about property investment, Redbridge has some really interesting spots. Some of them have already seen a big increase in transactions as the data above shows. However, others are still flying under the radar a little. That means keen investors could find some really good opportunities.
Some of the areas to consider include locations with the Borough’s top schools. For example, Chadwell Heath has five with outstanding ratings. Woodford Green and Woodford South also have five schools with these top ratings. The Clayhall Ward is also a good option with four.
There can be big differences in prices around the schools. What you need to do is look by neighbourhood. It will let you see which have a premium on prices and those where your money could go further.
