Harrow has benefitted greatly from being located in close proximity to Wembley and the regeneration work that has taken place there. As the latter has become a property hotspot it has pushed prices up in the former. In fact six postcodes in the vicinity have enjoyed increases in value as a result. In the ten years the stadium has been open homes in these postcodes have added an average 71% to their values.
The most successful area in the decade is Willesden. This is not surprising as it is the most local to the stadium. In February 2007 the average home in the area cost £272.063. Ten years later this had risen an incredible 94% to £528.996.
Willesden may have performed the best in the whole ten years but in the last five Harrow has been the hottest area. Prices here have risen from an average of £301,639 in February 2012 to £465,250 in the same month in 2017. This translates to a 54% rise; more than any of the other areas.
The price rises in Harrow over the last five years may be as a result of Willesden prices reaching such a high level that some people are priced out. This may have sent buyers and investors a little further afield to find homes. The knock-on effect is prices get pushed up in the new target area.
Values in the six postcodes are expected to rise even more in coming years thanks to ongoing works such as Crossrail and the London Mayor’s plan to create new housing. As a result many investors are still focusing on the area and looking at investments.
