A brighter future for St Mary’s Hospital?

London has some of the most historical hospitals in the UK. St Bartholomew’s stands out as the oldest, continuously operating since 1123. St Mary’s is notable for the pioneering work of Alexander Fleming in the discovery of Penicillin. It was also one of the first major trauma centres. However, it is now struggling with the age of many of the buildings and the cost of maintenance. Luckily, it could have a brighter future with new plans to redevelop it. Let’s have a look at them, then you can rely on us if you need assistance with property management in the City of Westminster, guaranteed rent, and more.

Plans

Property management City of WestminsterAllies and Morrison have created a masterplan for a new 10 acre hospital and life sciences complex at St Mary’s. It would include a massive new tower by HOK. Critically, it combines a massive teaching hospital with 800 beds, a major trauma centre, and various other clinical services in a single, hyper modern building. They currently operate from dozens of buildings on the site, so it would be far more convenient to have everything close together.

The new tower block would reach an impressive 30 storeys. Notably, the 14th floor would be a “sky lobby”, complete with a garden and amenities like a restaurant.

One of the key details is the new tower would have a much smaller footprint than the current St Mary’s. It would therefore create a lot more space for life sciences, including labs for research and pharmaceuticals. This would be fantastic for the site. Conservation

A key detail in the plans is they would save all St Mary’s heritage assets. Restoration and refurbishment would give them a much brighter future. This would also help to reduce the huge annual cost of maintenance and upkeep.

On top of this, the plans would improve the site itself. For example, it would widen footpaths, create new cycling routes, and provide more safe crossings. The plans also include two new green spaces too; both will be open to the public.

What next?

The third public consultation for the St Mary’s redevelopment is now open, running until 31st October. Critically, there will be three public exhibitions and a webinar to give stakeholders plenty of opportunities to have a closer look at the plans. There will then be a fourth round of consultations in 2027, revealing more details of the designs. This could all culminate with the submission of a formal planning application. Westminster Council will then need to decide whether to give permission.
