The six storey Harrow Civic Centre has been an interesting piece of the area’s architecture for decades. Built from 1970-1973, it was a great sign of how much the area had grown. However, the council has been considering redevelopment since 2014, opening the door to create housing on the site. This can now move forward with plans by Sheppard Robson recently getting planning approval. Let’s have a closer look, then you can speak to us if you need help with things like guaranteed rent and property management in Harrow.
Development
Harrow Council’s original plan was to build a new civic centre in Wealdstone. Ultimately though, they made the decision to work from several existing buildings, vacating the Station Road property in 2023. A partnership between the council and Wates Residential will redevelop the site to create new homes and amenities.
British architecture practice Sheppard Robson has created some fantastic plans for the site. It will become Poet’s Corner, a lovely place to live with green space, better connections, and much more. Notably, the design acknowledges the character of the area. In addition, it will preserve key cultural elements, particularly the 1974 Kodak Mural.
Design details
The full scheme will create six new buildings, the tallest stretching to 15 storeys. Overall it will allow construction of 1,058 new homes, including build to rent, London living rent, and affordable homes. There will also be a new public park at the heart of the development, children’s play space, new retail and community spaces, and cycling provision. Notably, Harrow Council recently gave the green light for the first part of Poet’s Corner. This includes full consent for the first three buildings, providing 530 homes (422 BTR and 108 living rent).
In addition, the Council gave outline permission for the second part of the scheme. This includes the three further buildings, including the tallest block. It will deliver the 528 further homes. Interestingly, there will be additional non-residential floorspace here. It could potentially be used for healthcare services.
It will be fantastic to see this project move forward. Demolition of the Civic Centre will take place first, paving the way for redevelopment. At the end of the day, it will create new homes and amenities in a great location. New residents will have easy access to the high street, transport links, green space, and more.
