Positive news for GLA scheme in Colindale

There was some great news for a Greater London Authority development proposal for North London a few days ago. GLA revealed they have chosen Countryside Partnerships to develop their scheme for Colindale. As one of the top names for property management in Barnet, we want to take a closer look at the project. What is the proposal?

Property management BarnetThe GLA is proposing to redevelop the former Hendon Metropolitan Police site in Colindale. The two plots were formerly a training centre and driving school. These facilities are no longer in use, so the development can create new housing and more in their place.

Easily the most impressive thing here is that the project will provide 729 new homes in five stunning new buildings. A total of 60% of them will be affordable housing. This includes 427 homes for affordable or social rent and shared ownership. An additional 144 will be build to rent. Then the final 168 will be for private sale. That means the development will suit a wide range of tenancies.

As well as housing, the redevelopment will include some fantastic new facilities. A new nursery will be a major benefit for local families. Plus, there will be retail spaces. As a top provider of property management in Barnet, we can’t wait to see how the development progresses.

Countryside

GLA and the Mayor’s Office for Police and Crime (MOPAC) chose Countryside Partnerships to deliver the scheme. It is estimated that the gross value of the project will be £276m.

Countryside has a strong reputation for house building as well as urban regeneration, focusing on delivering sustainable communities. They are now owned by Vistry Group, the leading mixed-tenure housing developer in the UK. So, it seems to be a great choice for this project. As part of the deal, one of Vistry’s providers will be the owner of the affordable homes and will handle the management.

Planning permission

The development is still subject to planning approval, but it is a positive step that a developer has been chosen to deliver the project. It just remains now to see what the local planning authorities think about the proposal. They may give permission or require changes to the plans.

At the moment the plan is for work to begin in the summer of 2025 once approval is secure. Then if the development progresses smoothly, it will conclude in 2030 ready for residents to move in.
