Plans for Kidbrooke

Estate management GreenwichGreenwich Council recently gave planning permission for a new development in this largely residential part of South East London. The project will see the creation of 322 new flats across a series of new buildings. The tallest of these will be a 15 storey tower.

The project is by Greenwich Builds, the council’s own home building programme. As a result, it will provide new high quality homes for people in the Borough that need them the most. All of the properties will be available at London affordable rent levels.

The site is perfect for redevelopment. It is Brownfield, making it one of the pieces of land that local councils in London are targeting to create housing. Developing them is much better for the environment than losing Greenfield land.

The area will also be excellent for people who move into the new homes. It is close to Kidbrooke Station, offering trains into London Bridge and easy connections. Plus, there are parks, schools, and some useful amenities.

Getting approval

Overall it is good news that the project got approval. However, it was not all smooth sailing. There were some concerns about the proposal, raised by councillors during the planning meeting.

One of these was about the size of the tallest tower. There was a call that 15 storeys would be too tall and that sticking to 10 would be more reasonable. One councillor even suggested distributing the five storeys between the lower buildings on the site. But, Greenwich Builds responded by saying that doing this would ruin the diversity of elevation they were planning for the site. They also said that 15 storeys was fitting for the area.

A second concern was about the number of family units in the development. The proposal is for 30% of the properties to be family size. The developer said that it was tricky to build more four bedroom homes on the site as they are aiming to maximise the total number of units. Increasing the number of larger homes would reduce this.

At the end of the day, the goal for the site is to create a blossoming new neighbourhood that will be great for residents and wildlife. Work can now proceed thanks to the council granting planning permission.
