Reports have been released which state that London needs around 50,000 new homes each year to accommodate all its new and existing residents, but only around 24,000 are planned for construction on an annual basis. The implication of this is that London simply doesn’t have the space for any more housing, but in reality it seems that there is actually plenty of possibilities for London to keep expanding.
It is true that the capital is busy. A report released during April 2016 showed that London’s population density stood at 55 people per hectare, which is a space more or less the size of a rugby pitch. When looked at in the context of other European cities, however, we can get a greater sense of London’s scope for growth. For example, Madrid has a population density of 286 per hectare, while in Paris it’s 213. We believe these figures put London’s population into perspective.
There is even more encouraging information to be found in a recent survey by Savills, arguably the single most respected name in the international property sector. They found that London has room for nearly 1.5million more houses to be built. This is far more than the actual amount being built presently, or the projected figure that is required by 2020.
All of these findings indicate that there is a remarkable margin for growth in the capital. At the moment we could fairly state that the market is very healthy, as the high level of demand for property in London can be met by the capacity for new developments.
