London remains the million pound property hotspot

There was a new study recently by specialist mortgage broker Henry Dannell. They found that London has remained the UK’s million-pound property market hotspot. That is the case despite a difficult year.

In 2021, London was behind the remainder of the UK as far as house price appreciation went. What Henry Dannell did was research property market transactions that took place during the year. They were looking specifically at the percentages of homes that sold in every region that were at £1mil or over. This would show where the hotspots were for properties in the bracket.

The findings

Lettings agent Kensington and ChelseaThe data found that across England and Wales there were 13,018 buildings acquired at £1million or more in 2021. This corresponds to a mere 3% of the 472,964 residential transactions over the whole market.

Yet, the London market had the greatest level of transactions at £1m or more. In total, 6,312 transactions happened last year at that price threshold. This is 12% of all market activity in the city. The South East had the second highest level of £1m and above transactions. However, it does trail London significantly. These sales only account for 4% of the entire market activity. The East of England and South West both follow at 2%.

If you look by area in London, Kensington and Chelsea is still on top of the million pound property market. The data shows that 59% of the homes sold in 2021 did for £1m and over.

Westminster had the second highest amount of £1m market activity. It had 44% of the properties sold in its borders at or over this threshold.

Camden came in third place, with 37% of its homes selling for £1m or more.

Geoff Garrett, the director at Henry Dannell, said that the London market might have been trailing a lot of the UK where top-line property price appreciation is the focus. However, it is still the principal market for purchases at or exceeding £1m by quite a stretch. If you are looking for assets in that bracket, the capital is where to look for sheer numbers.
