Green light for new Haringey council homes

Haringey Council has one of the most ambitious targets for building new council housing. Their goal is to deliver 3,000 new homes by 2031. One project got planning permission earlier this month, so they are making good progress towards achieving it. We want to take a closer look here to see what it means for the area. The project

Lettings agent HaringeyThe Council’s plan is to develop a plot on the corner of St Ann’s Road and Seven Sisters Road, close to Sir Frederick Messer Estate, in South Tottenham. It will transform the site, creating housing in two new buildings, a woodland biodiversity area, a new courtyard, a new pedestrian connection, and more. At the same time, it will preserve the current woodland edge.

One of the most important elements here is the council housing. There will be 66 new homes in total. The flats will be a mix of one, two, and three bedrooms. Importantly, 40% (25 units) will be larger, family size properties. Seven units will be wheelchair accessible. All homes will go to local residents.

The two new buildings were designed by Avanti Architects. The high quality designs ensure the properties will be sustainable, achieving Net Zero and Passivhaus standards. Changes

Interestingly, the current plans that got permission have had significant changes from the originals. In 2022, Haringey Council did a Section 105 Consultation to get feedback on their plans. There was some backlash against the original size of the two blocks. As a result, they were reduced from an initial 16 storeys to 6. It did mean a reduction in homes from the original 95, but it will still provide a significant amount of new housing.

Haringey Council also responded to feedback from the public consultation by ensuring plans account for other major concerns such as anti-social behaviour, footpaths, bin storage, and cycling storage. The final plans include CCTV and effective lighting, pedestrian routes, sufficient bin storage, and 125 cycle storage spaces.

Finally, there was feedback about the impact on the environment. Several things will ensure the site is green. For example, they will work to retain as many of the mature trees as possible. Plus, there will be new planting to increase the net total. The new biodiversity area will be great for wildlife. Haringey Council will also be installing nests for birds and bats.
