Last year developer LandsecU+I gave us an idea of their plans to redevelop Lewisham shopping centre. They have now made some changes following a consultation period. Original plans
The developer’s original idea was to redevelop the shopping centre and wider area. It would create a new centre, open streets of shops, a park, 1,700 homes, a music and cultural venue, student housing, and more. It would be a massive transformation for the area, reinvigorating the centre of Lewisham.
LandsecU+I had an exhibition of their plans at the shopping centre in November 2023. They then had workshops and further community involvement earlier this year. Since then, feedback has given them a better insight into what people want from the project. Most crucially, the response was that they would like some things to be done sooner rather than later. For example, there is demand for more places to eat and evening entertainment spots.
The new plans
In light of the feedback, the plans have been changed. The goal now is to do a redevelopment of the 1950s Model Market first. It was formerly a fantastic spot with bars and street food vendors. However, it closed in 2019. Since then, locals have been hoping for something similar.
LandsecU+I is now planning to do a smaller planning application for this development. They will demolish the southern part of the shopping centre. In its place they will create a new hub for food, music, and culture. They want it to be a celebration of everything that makes Lewisham special.
The developer is planning to submit the planning application in the coming days. Further details will be available soon after. They will then work on other applications, including the larger one for new homes etc.
What else is happening?

A lot of work has already been done on Lewisham Gateway. The first phase is complete, providing homes, public open spaces, and other amenities. Most importantly, it saw major changes to the local infrastructure, removing a roundabout and creating a new highways system. Phase Two is under way, creating more housing and amenities.
There are plans from Amro to redevelop Lewisham Retail Park. There have been proposals for the site before, but they did not come to fruition. Now, the new owner of the site and neighbouring properties is looking to create new landmark buildings with rental housing.
Finally, there have been two developments of student housing in the same area. Together they provide accommodation for over 1,000 students. There are also various other amenities too.
