The first proposal is to redevelop the former sports ground site off Goldsdown Road in Brimsdown. Formerly home to two local football clubs, it has been vacant for over 15 years now. In that time it has deteriorated, including the football stadium. Sadly, it has become a prime spot for anti-social behaviour. The former clubhouse on the site was burned down in 2023, requiring dozens of firefighters to tackle the fire.

These new plans want to redevelop the site and build 390 homes. They would be a mix of houses and flats. In addition, the project would deliver a new park, play areas, and space for informal recreation. The goal is to create a brand new neighbourhood in a green, well connected area.

North Middlesex University Hospital

The second project would redevelop surplus buildings and land at North Mid, off Sterling Way. Vistry is proposing to create 306 homes (152 social rent and 154 shared ownership), as well as new NHS offices, a nursery, and a cafe.

There are a few concerns about the plans. For one, it will require the demolition of a building with a local listing. Additionally, there are fears about the impact of building a 16 storey tower on the site.

While the concerns have merit, Enfield planning officers are recommending the plans get approval. Their finding is the impacts are acceptable. Most importantly, the “substantial public benefits” are enough to overcome any heritage harm, including the demolition of the listed building.
