Property management Barking and DagenhamAs you may guess from the name, Vicarage Field was previously a football pitch. The shopping centre was built in the 90s. While it was once a thriving part of the town, it is now showing its age. It’s been criticised for being out of date architecturally and not fitting well into the wider area.

Crucially, outline plans got planning permission in 2017. This gave the green light for a mixed-use, retail/residential redevelopment. The first reserved matters application followed in 2019, and also got approval. There was then a compulsory purchase order in 2021 to consolidate the ownership. All these signs were positive, but an enquiry into dozens of objections to the plans in 2022 saw them collapse.

While the initial plans could not proceed, there was still hope for a redevelopment of Vicarage Field. To facilitate this, in September 2025 Barking Council agreed to sell the freehold to Lagmar. New plans

The ambitious new plans will still create a huge mixed-use development. They are proposing to deliver more than 2,100 new homes in eight buildings. This will include a mix of flats, co-living units, and student accommodation. As a result, it will cater for a very diverse array of residents.

The plans retain a retail element, proposing to create a “market building” at the heart of the scheme. Additionally, there will be new public realm space. Ultimately, the goal is to ensure the development creates a more modern town centre.

Notably, the plans are for a car-free development with cycle storage. There will only be access/parking allocations for blue badge holders, deliveries, and services. Because the site is central, it is well served by public transport, including Barking Station and buses. The goal is to encourage people to use it or cycle instead of relying on private vehicles.
