Wallington is a lovely part of Sutton, with a classic suburban town vibe. It’s a great area for families, offering top schools, a wide array of amenities, and a lovely community vibe. Plus, the transport links are wonderful and there is plenty of green space. However, new plans could have an impact on some of the greenery. Let’s have a closer look, then you can speak to us if you need solutions like guaranteed rent and block management in Sutton.
Proposals
Lansdown recently submitted plans for outline planning permission for a redevelopment of Wallington Nurseries. Their plan is to build 103 new homes on the site, including 52 affordable. This would require the demolition of part of the current buildings. There isn’t a great deal of detail in the initial application, but it does include information about access.
Controversy
The proposals became controversial almost instantly. There has been a big backlash, with almost 200 objections to the plans from locals. Residents have many concerns, including the loss of green space and impact on biodiversity, the access arrangements, the impact on local services, and even flooding. There is a major concern that adding so many new residents to the area would require investments in healthcare, public transport, and education.
One of the biggest points of contention is the status of the site. Wallington is a Green Belt area, with rules in place to prevent urban sprawl. As a result, many think the project should be rejected instantly. There are even arguments that there are Brownfield sites it the town that are desperate for redevelopment. While the area is Green Belt, Lansdown argues that the Wallington Nurseries site is actually Grey Belt because of the current use. They claim 43% of the site is developed, including buildings as well as hardstanding ground. Their plans would only add 4% to this, preserving other areas as green space.
Crucially, Lansdown is arguing that the current use of the site is inefficient. Their stance is it would be better to redevelop it and build new, high quality homes. This is important because the borough is suffering from a housing shortage and has thousands of households waiting for the council to find them a home.
What could happen?
Sutton Council’s planning committee will have the job of deciding on the application later in the year. They will have to consider the pros against the cons. Critically, they will need to weigh up objections from locals, including formal objection letters and comments on the application. It will come down to a decision of whether the benefits of the development outweigh any negative impacts on the area, so it hangs in the balance.
