Things can get moving on New Barnsbury Estate

There was really exciting news in December about one of the largest redevelopment plans in Islington. Crucially, the council chose to give the green light to proposals for New Barnsbury Estate. A significant development

Lettings agent IslingtonThe current estate has buildings from the 60s. However, plans for redevelopment have been in the works for a while. This will see the demolition of current buildings and creation of a new inclusive neighbourhood with more homes, more amenities, new commercial space, and better connections.

In total the project will deliver 1,116 homes. Crucially, all 291 social rent properties will be replaced with new, high quality housing. Even better, there will be 135 additional homes. As a result, over 38% of the housing on the new estate will be social rent.

The designs by PTE architects will create 21 new buildings. They will range in size, the tallest reaching an impressive 21 storeys. As well as housing, there will also be a new community centre, a nursery, commercial space on Caledonian Road, and green public space in the form of two new parks. The response

There has been a fantastic response to the proposals. Mount Anvil and Newlon Housing Trust are partners on the project. They did several rounds of consultations, working with locals to deliver plans to maximise benefits for the community and wider area. Notably, there was massive support from residents in a vote earlier in 2025.

Islington Council’s planning committee gave approval on 9th December. Counsellor Santiago Bell-Bradford had positive words about the proposals. He said the project shows how effective planning can ensure everyone has a “decent, secure, affordable home”. Even more, the redevelopment will deliver “real benefits for local people”.

Marcus Bate from Mount Anvil and Ruth Davison from Newlon Housing Trust were also positive in their responses to the project getting planning permission. Bate said it was a “just reward” for the work that has gone into the proposals, including building trust with residents. Davison thanked residents for “keeping the faith” with the project. Plus, she also gave clarification that the development will focus on delivering social housing in the first phase to ensure locals benefit first.
