Controversial plans for new neighbourhood in Bromley

One of the biggest changes in planning policy in recent history is the introduction of “Grey Belt” land. It is “Green Belt” that no longer serves the purposes of the designation. As a result, it could become available for redevelopment. Berkeley is proposing one such project to create a new neighbourhood near Hayes Lane Stadium. We want to have a closer look at the proposals here, then if you need advice about things like estate management in Bromley, we’d love to help.

Ravensbourne Place

Estate management BromleyBerkeley’s plan is to redevelop land they feel would be “Grey Belt”. Crucially, they claim it ticks the right boxes for re-designation, including the fact it already has very good connections to local services. The project would even improve connectivity in the local area, especially for walking and cycling.

The proposals for the site are to create a brand new neighbourhood, Ravensbourne Place. It would feature approximately 2,000 new homes. Notably, under the terms of “Grey Belt” development, 50% of them would be affordable. Berkeley wants to make this a vibrant new place with a wonderful community. Therefore, they are planning homes for families, first time buyers, and key workers. Plus, there will be accessible properties.

It isn’t just housing in the plans either. The idea is to make this new neighbourhood one where nature is a cornerstone of the design. The development will create parks, orchards, and allotments where locals can grow their own food, plants, and flowers. Crucially, the aim is to make the green space in the area more accessible because large parts are currently not open to the public.

The response

Bromley has become a very popular part of London, particularly areas with good amenities and green space. The new neighbourhood would massively improve housing supply in the area. This could help locals and appeal to investors too. If you have assets in the borough and want to explore guaranteed rent and estate management in Bromley, we can help.

The immediate response to Berkeley’s proposals from locals has been one of opposition. A petition gained thousands of signatures in a very short time. It claims the current land is a vital part of the community because it offers open space, supports wildlife, and provides grazing for horses.

As well as the concerns of the loss of green land, locals have a number of other criticisms. Firstly, there are fears about the impact on schools in the area. On top of that, many are worrying about traffic problems on local roads.

It will be interesting to see what happens next. Berkeley is waiting for Bromley Council to review their Environmental Impact Assessment (EIA) for the site. It’s an important initial step in the process. Then, they will do a full planning application in the future.
