South London’s most unique new village

While London is technically one big city, it is actually a collection of hundreds of towns and villages. As a result, it’s an incredibly diverse place with lots of areas with distinct local characters and histories. Even more impressively, we occasionally see the creation of a new village. We want to look at one today in South London. Then, if you want to arrange block management in Wandsworth, you can reach out to us.

Tooting’s hidden hospital

The new village is on the site of what was once Surrey County Pauper Lunatic Asylum. The original main building dates all the way back to 1840. Over the years it changed names, becoming a war hospital during WWI and then Springfield Mental Hospital.

One of the sad things about the history of the site is how it showcases past attitudes towards mental health. The hospital was largely hidden, separate from the local community. Sadly, that did not really begin to change until into the 21st century.

Redevelopment

Block management WandsworthThere was a massive change in 2012 when plans to redevelop the hospital to create Springfield Village got approval. The proposals from South West London and St George’s Mental Health NHS Trust had an incredible vision for the 82 acre site. The masterplan was a redevelopment of the hospital and creation of a new village, delivering a new, integrated community.

Springfield Village could become one of the most popular new villages in this part of London when construction concludes. The goal is for everything to be ready by 2028. We’ll be looking forward to helping investors who choose assets here. Our services include block management in Wandsworth, guaranteed rent, and more.

The masterplan for Springfield Village showcases just how exciting the new neighbourhood will be. There will be 1,288 new homes (33% affordable), a care home, retail and leisure spaces, and new public space. Springfield Hospital now has two new state of the art buildings on the site. Several old buildings have been demolished. However, key properties with historical value, especially the old main hospital, are now homes.

One of the most important details is the new village features a massive 32 acre park. It is the largest new park since 2012 when we got the amazing Queen Elizabeth Olympic Park. It has some lovely facilities, focusing on health and wellbeing. Both are essential for mental health treatment and creating a wonderful community. There are hundreds of new trees and several ponds too.

Comments

There have been numerous positive comments about the development of Springfield Village. Harriett Gladwell-Philips from STEP, the master developer for the site, said it was a complex but rewarding project. They’ve had to deal with a number of challenges, including Brexit, Covid, and site specific issues. However, overcoming them delivers something truly special. Crucially, the mental health facilities are now front and centre instead of hidden. Overall, everything is “woven together into a real integrated community”.

There were also fantastic comments from South West London and St George’s Mental Health NHS Trust’s Ian Garlington. He said the project is “genuinely transformative”. Most importantly, the focus is on supporting recovery and inclusion, delivering a supportive community to improve wellbeing.
