Cheapest part of London

Property investment Barking and DagenhamYou may be wondering why we specified Barking and Dagenham above. Well this is once again the Borough with the title of most affordable in London. The average price here is around £328,000, over £1.2million cheaper than Kensington and Chelsea (the least affordable area).

As a result, it is the location where investors can make their money go as far as possible. Plus there is a good chance of capital gains in the future due to the disparity in price.

Barking and Dagenham is also an interesting area for many other reasons. It sits between popular locations like Romford and Ilford. There is easy accessibility to London City Airport and Canary Wharf. Plus, there are some surprising spots of greenery, including several parks and the Chase Nature Reserve.

New transport links

Commuters have been choosing Barking and Dagenham for a number of years. They tend to prefer locations with easy access to the Tube, including the two title towns, Upney, and Becontree. Some people also choose the northern part of the area, particularly Chadwell Heath, because of the train stations.

However, Barking Riverside will soon become a popular alternative. The area is to receive a new pier. The project got approval in July 2020 and work began last summer. However, there were delays and completion is now expected in spring 2022. Construction work is progressing, including the installation of piles. A 63m brow and pontoon is being made in the Netherlands and will arrive later this month ready for installation.

When the construction finishes, Barking will officially join the Thames Clipper Network. Users will be able to take a boat service and travel west to Central London. It will take just 6 minutes to Woolwich and 35 to Canary Wharf.

Barking Riverside will also have a new Overground Station later this year. Work on the extension began in 2018 but had to be delayed because of Covid and redesigns. The plan is to finish the work in Autumn 2022. This will support new residents in the area and allow work to begin on 6,800 new homes.
