Plans
To date, the development of South Kilburn has been responsible for creating 1,500 new homes. The next phase aims to provide 1,600 more. New schools, healthcare services, and transport links are also part of the wider project. When all the work is complete, this will be one of the most vibrant parts of Brent and the whole of East London.
This next phase of development will involve work at seven different sites in the area. They will include housing as well as new amenities for the community, such as public space. One site is ready for development to begin, with the potential for 250+ new homes.
Development partner
Interestingly, Brent Council is now looking for a developer for the next phase of South Kilburn’s redevelopment. They are changing tactic here though. Previously, their approach was to work with developers on a site-by-site basis. However, this time they want a single partner. The aim is to speed up the project and reduce costs to ensure the delivery of more affordable housing.
One of the most crucial things is Brent Council is specifying they want their development partner to be “placemaking focused”. This will support their goal to ensure the area is a lovely place to live with a strong community. The process to select a partner is underway. Brent Council will be using the Competitive Flexible Procedure (CPF). There were very positive comments from the council about moving to the next phase of the South Kilburn redevelopment. Council Leader Muhammed Butt said the project is “critical” in their plans to deliver more high quality affordable housing. It also ensures they can provide better support and opportunities for residents.
The Cabinet Member for Regeneration, Planning and Property, Teo Benea, said the goal with the programme is “building a future for our communities”. That is why the project focuses on affordable homes as well as green space.
