Lillie Road is one of the most interesting streets in Fulham. It’s got a lot of history, dating back to 1826. It remains a key route today and has a great mix of residential properties and businesses. Many of the latter showcase the character of the area, including independent antique shops, upholsterers, and more. There’s also good news for people who want to live in the area. We want to have a closer look here, then you can speak to us if you need any solutions for investment properties in Hammersmith and Fulham.
Council development
If you’ve been to the area, you’ve probably seen a development making progress on Lillie Road. Construction is underway, with the steel and concrete frames complete. The plan is for further work to take place through 2026, with completion earmarked for autumn.
The development will create 42 new homes for the area. Crucially, they will meet Passivhaus standards, ensuring they are sustainable and energy efficient. It will be fantastic news for residents, giving them quality homes with lower energy bills. As well as homes, the project also includes a new community hall plus a play area.
A notable thing here is the homes will be for a mix of tenures. There will be an even 50/50 split of affordable and market rate homes. The first will include 12 homes for social rent as well as 9 for shared ownership. Importantly, the council will ensure locals have priority for these properties. The private sale homes could be attractive for an array of buyers, including locals and investors. If you’re thinking about investment properties in Hammersmith and Fulham, it is worth remembering to keep an eye on them later in 2026.
Big change for the site
The main silver lining for the Lillie Road site is the change in circumstances. Originally a nursery and Tenants Association Hall, the council sold the land for redevelopment. It was part of proposals for private developers to regenerate two estates in Hammersmith and Fulham; West Kensington and Gibbs Green. However, there were fears this would result in a loss of hundreds of family homes and displace locals.
Incredibly, in 2019 the council bought the land back and then began planning their project. As it nears completion, it will help the council to progress in achieving their goal to build on council land and create 1,800 new homes.
Commenting on the project, Councillor Frances Umeh said they are proud to reclaim the land and develop it for the community. Their goal is to provide secure housing “for people who need it most”. Crucially, they want to help people so they can establish roots in the area. Their approach will ultimately create “a stronger, safer, kinder borough”.
