New plans for Kingston Hospital’s Regents Wing

Recently there was a new planning application from Bywater to create homes in Norbiton, South East London. It is the latest development in proposals for the Regents Wing of Kingston Hospital. We want to have a closer look here to see what could happen if the council gives permission. Then, if you need help with things like estate management in Kingston upon Thames, you can rely on us.

Original plans

The Regents Wing, formerly the infirmary for a Victorian workhouse before becoming NHS hospital offices, has been empty since 2021. A plan in 2022 got permission. It would have involved demolition of the building to create 128 new homes as well as amenities like a wellness centre. There were plans for 43 parking spaces too.

While those first proposals did get planning approval, there was no progress. Ultimately, Bywater made the decision to purchase the site with permission. Since then they have reviewed the plans and made alterations, aiming to improve the project. We got a first look at them in the summer. There were also events to gauge local views and feedback.

New proposals

Estate management Kingston upon ThamesWe got a new planning application for the Regents Wing redevelopment at the start of the month. It also involves demolition of the current building. However, the big change is there will now be 150 new homes in three buildings. The development will include community amenity space, parking for blue-badge holders, play space, and bicycle parking.

If the project gets approval, it could be fantastic for the area. We’ll be happy to assist, offering services like estate management in Kingston upon Thames and guaranteed rent. Our goal is to ensure investors get the best results for their portfolios.

One of the most interesting details about the new plans is the focus on sustainable design, respecting the local area, and place-making. While the redevelopment will involve demolition, the idea is to recover materials to use on the new build where possible. Other material will go for recycling. Then, new materials will be sustainably sourced, with a focus on ensuring sources are as close to the site as possible.

The goal is also to make sure the redevelopment is good for the area. There has been a lot of work to integrate into the surroundings, particularly at the southern end with the highest level of visibility. The design ensures the integration of art into the building, landscaping, and public realm space.

It will be interesting to see what the council decides in the future. The current building dates from 1868, designed by prominent local architect Charles Lock Luck. It has some fantastic features and details, contributing to the area’s history. However, it is increasingly ageing due to the lack of use. The fact previous plans involving demolition got approval is a good sign too.
