EdCity
Firstly, and the most recent piece of news, is about the completion of 132 new affordable homes at the major regeneration site in White City. Part of the EdCity project, the £150m development is providing some fantastic new assets for the area. A partnership between the Council and Ark education charity, it is delivering housing, a new school, adult learning facilities, a nursery, a youth zone, and offices, including Ark’s new home.
One of the best things here is Hammersmith and Fulham Council is ensuring the affordable housing benefits local people. Of the 132 new homes, 33 will be rented to locals on the housing register. The majority of the properties, 84 in total, are shared ownership, specifically for people who live and work in the area. The final 15 homes are for intermediate rent, with priority going to local teachers.
King’s Road Park
The second project is on Sands End Lane in Fulham. The redevelopment is massive, creating over 1,800 new homes as well as a new park, commercial and community space. H&F celebrated here because they managed to strike a S106 agreement with St William, part of the Berkeley Group. As a result, they got 95 new affordable homes for local residents. Chelsea Botanica
Finally, at the end of February H&F got to celebrate 133 new homes in South Fulham. The Townmead Road development is a fantastic project, with the council partnering with the Royal Botanical Gardens to create lovely green space. Peabody and Mount Anvil are creating 264 boutique homes on a site that has been vacant for a long time.
The impressive thing here is 50% of the homes on the new development are affordable. Of them, 83 are for affordable rent, going to locals on the housing register. Then, the remaining 50 are for shared ownership. Crucially, locals on H&F’s Home Buyer Register will get priority. This helps local people to buy homes.
