There have been plans to regenerate a massive part of the St Ann’s neighbourhood in Tottenham for over a decade. Fantastically, last month Karakusevic Carson Architects got approval for the final phase of their masterplan. We want to have a closer look here. History
St Ann’s is an interesting part of North London. Originally it was a small hamlet with a church dating from 1861. The majority of the land was manors and farmland. Like similar hamlets though, it soon became part of London as the city grew.
The site of KCA’s masterplan was formerly a hospital. Several of the buildings date back to the original iteration in 1892. Others are newer additions. However, in the 2010s there were concerns about the age of the hospital and whether it was still necessary. Ultimately, after deeming it surplus to requirements, it became the focus of regeneration proposals. The goal was to create new housing, especially affordable homes, and rebuild the hospital.
Interestingly, original plans for the west end of the site got planning permission over a decade ago (2015). The proposal was to build 470 homes. Unfortunately, there was no progress and the approval eventually expired. Ask us about block management in Haringey.
Current plans
Given the potential of the site, there was a lot of attention on it. A redevelopment trust (StART) had a masterplan for the site identifying the potential for 800 homes. However, the Mayor of London saw the chance for even more new homes. The GLA bought the site and chose Catalyst (now Peabody) and Hill to deliver the regeneration.
Plans by KCA for up to 995 homes were drawn up. This masterplan will provide an impressive 60% affordable housing, including a mix of property types. Crucially, it will preserve and redevelop a number of the historic buildings, including creating affordable workspace and retail space. Additionally, the plans will enlarge and enhance the Peace Garden. Plus, they will improve accessibility and connections to the wider neighbourhood.
The project is already well underway. The construction of Phase 1A began in 2023; it will deliver 240 homes later in 2026. There is likely to be a lot of interest because this is such a great location. If you invest and want solutions like block management in Haringey, trust us.
Initial works to install piling for the next phase is also progressing. Plus, refurbishment and expansion of the Peace Garden is in-progress. With approval now given for Phase 3, the whole masterplan has permission.
The current timescale is for all construction to be complete by 2030. Phase 3 will provide an impressive 291 homes, over 55% of which will be affordable. Notably, there will be new homes prioritised for NHS workers.
