A ground-breaking community-led housing development for Southwark

The project

Estate management SouthwarkThe development will involve transforming land on Scylla Road in Peckham. It is currently home to 27 garages, many of which are dilapidated and no longer in use. However, the project will replace them with a modern development of 12 affordable homes.

The most interesting thing here is the project will be community-led. The development is through Southwark & Peckham Citizens. As a result, local people will be on the steering group. It means they will have the final say on all key decisions, delivering homes that will maximise benefits for residents. There will be consultations in the future to decide the final designs for the homes, including the number of properties.

It’s also important to note that London CLT will be the delivery partner. They will take ownership of the land, holding it in trust for the community. This is significant because it means the homes will remain affordable. CLT’s practice is to keep rates in line with incomes in areas instead of market rates. Impressively, this is the first project of its type in Southwark, but adds to developments in Tower Hamlets and Lewisham.

Helen Dennis, Southwark Council Cabinet Member for New Homes and Sustainable Development was positive about the project. She said it “is essential” to give local people the power to make decisions and meet expectations for their areas. It helps to “give people a feeling of integration and belonging”.

Executive Director of London CLT Oliver Bulleid said they were delighted to get approval from Southwark Council. Crucially, he said they are “determined to get this project built” to benefit locals and also show there is an alternative way to deliver new housing.

Finally, Calum Green from the community steering group for New James Court had glowing words for the announcement. He said it was “a great day” after so long pushing for a redevelopment that would benefit the local community. Crucially, he said they now look forward to consulting with neighbours to develop the plans.
