Estate management Kensington and ChelseaOne of the biggest redevelopment schemes in Europe could take a huge step forward in 2026. The project has been through the wringer, suffering delays, stiff opposition, a change of hands, and rounds of redesign. However, things are looking up in a big way. The current plans have planning permission from Kensington and Chelsea Council and Hammersmith and Fulham Council. The last hurdle is the GLA. The expectation is the Mayor of London will sign off later in the year.

If the £10bn project does overcome the final obstacle, we could see construction work begin in 2026. The Brownfield site, formerly home to the exhibition centre, has been vacant for the best part of a decade as the project has struggled to get off the ground. It will be fantastic to see things start moving. Ultimately, the plans will deliver almost 4,000 homes, including 1,400 in K&C. There will also be a massive 2.5 million sq/ft of workspace, new amenities like a nursery, and more on the massive site.

Canal Way

The second huge project that could make progress in 2026 would see the redevelopment of a site in North Kensington. It was previously a gasworks, but is now home to commercial properties, a community hub, and 16 social homes. Proposals will create 2,500 homes, including 500 affordable (342 social rent and 158 intermediate rent). Additionally, there will be a park, offices, a leisure centre, and more. Crucially, the proposals got approval from K&C Council in November. Like other large schemes though, they need the green light from the Mayor of London. Currently there is work to secure a Section 106 agreement. The hope is this can be done in 2026 and the plans can be referred to the GLA.

Chelsea Creek

Not to be confused with a project nearby, there are plans to redevelop a site on Lots Road near Chelsea Creek. The proposals will create 274 homes (including 118 affordable). Crucially, the work will massively improve the public realm, including wider paths, new access routes, a public square, and a promenade beside the creek.

This project also already has planning permission from Kensington and Chelsea Council. However, because of the heights of the new buildings (the tallest will be 13 storeys), yet again the Mayor of London must give final approval. The hope is it will happen in 2026 so construction can begin this year.
