Big proposals
Landsec has been planning a huge redevelopment of Lewisham Shopping Centre for over five years now. They began with more than three years of public consultations to see what locals wanted to see from such a significant project. This is an opportunity to completely change a big part of the heart of the area.
Planning documents were submitted in 2024, giving a clearer look at the proposals for the site. Since then, it’s been a case of waiting for the council to decide. We got the answer last week, with the plans getting the green light.
What will happen now?
 The details of the redevelopment are really impressive. It will completely re-imagine the shopping centre, retaining key parts and the same amount of commercial space. Crucially though, the project will create a much wider choice of shops, restaurants, and other spaces. So, there will be excellent news for jobs and amenities.

One of the most notable parts of the redevelopment is the housing element. The project will create 1,700 new, high quality homes. Around 20% of them (344) will be affordable. The project won’t displace any current residents. Additionally, there will be 445 homes for co-living. Plus, the plans will create student accommodation with 630 beds. Another key part of the plans is the creation of a new 500 capacity cultural venue. It was one of the main things local residents wanted because of the closure of Model Market. In the future they will have a lovely new space for culture, music, and food.
The plans also aim to massively improve the public realm in the centre of Lewisham. A huge part of this is a new 17 acre public park and meadow. It will make almost 50% of the site green space. There will be plenty of amenities here, including a family playground and routes for walking and cycling. Most importantly, this element of the project will provide an astonishing 346% gain in biodiversity.
This is a really exciting time for Lewisham. The expectation is it will take ten years to complete the whole redevelopment. During that time, while there will be some disruption, local businesses and residents will have plenty of support. Even better, the project will create around 1,300 jobs in that time.
