Progress on new housing in Waltham Forest

The housing crisis in Waltham Forest continues to worsen, but there is good news for the delivery of new homes. The Council is making progress on their goal to build 27,000 new homes by 2035. Their delivery is one of the final pieces of the redevelopment of the estate in Walthamstow. Work has been ongoing since 2016, so it is fantastic that we’re getting close to the finish line. It means more local families can get safe, comfortable, high quality new homes.

The project to redevelop Marlowe Road creates a wonderful, vibrant place for people to live. As well as new high quality homes, there are plenty of new facilities in the area. This includes things residents need such as a post office, a food store, a library, and play areas. Interestingly, there is also a district heating and hot water system to make properties more sustainable.

Waltham Forest Councillor Ahsan Khan said delivering the four bed homes is a “significant achievement” because it is rare that a project includes larger family homes. They are committed to helping everyone affected by the housing crisis, including local families. He also said the council will now be working on delivering 42 social rent apartments later in 2025, and will follow it up with 18 more in spring 2026.

Chingford Mount Road

Earlier in July, the Council gave planning permission to redevelop 29 garages in Chingford. The project will create eight new apartments. This is an interesting project and shows how thinking outside the box can deliver impressive homes and investment properties in Waltham Forest.

The project is a little bit controversial though. There were 86 objections. The main criticism is the new two and three storey building would be an overdevelopment; it would have a negative impact on the character of the area.

When voting on the project, Waltham Forest Council said they did not see it as overdevelopment. Crucially, they decided the design would avoid privacy problems and overlooking. In addition, the construction plans aim to reduce noise, dust, and disruption for locals.

Even more interesting, one councillor said the proposal for eight apartments actually did not do enough for the area in his eyes. John Moss, Larkswood Ward Councillor, said the area could allow up to 16 terrace homes.
